Find gross and net rental yield for a condo or house, including vacant months, common fees, repairs, taxes and a simple payback period.

How it works

Gross yield = monthly rent × 12 ÷ purchase price. Net income = rent × (12 − vacant months) − common fees − repairs − taxes and other costs. Net yield = net income ÷ (price + purchase costs). Simple payback = total invested ÷ yearly net income, ignoring loan interest and any future sale price.

Hand check: THB 1,000,000 price, no purchase costs, THB 5,000 rent, no vacancy or costs gives 6% gross and net and a 16.7-year payback. With 1 vacant month and THB 12,000 common fees, net income is THB 43,000 and net yield 4.3%.

Loan interest, the owner's personal income tax on rent (which depends on total annual income), unentered agent fees and gains or losses on sale are excluded. A tenant's deposit is not income. Results only reflect the figures you enter.

Frequently asked questions

What is a good yield?

It depends on location, vacancy risk and alternatives. Compare net yield with deposit or bond rates over the same period, not just gross yield.

Why include purchase costs?

They are real money spent to make the property rentable, such as the buyer's share of transfer fees, furniture and appliances.

How is rental income taxed?

Individuals include rent in annual income tax as 40(5) income, with a statutory expense deduction and the result depending on other income. Enter an estimated tax in the other-costs field.
