Compare your wealth after buying with a mortgage versus renting and investing the down payment and monthly difference, including purchase costs, upkeep, rent increases, home prices and selling costs.

How it works

Both households spend the same each month. Owner cost = mortgage payment + that year's home value × yearly ownership cost ÷ 12; rent rises once a year. Whoever pays less invests the difference at the start of the month at (1 + r)^(1/12) − 1 a month. The renter invests the down payment and purchase costs on day one. At the end, buyer wealth = home value × (1 − selling costs) − loan balance + the buyer's investments.

Hand check: a THB 1,200,000 home, no down payment, 0% over 10 years is THB 10,000 a month, the same as THB 10,000 rent. With no other costs and 0% investment return, after 10 years the buyer owns a debt-free THB 1,200,000 home and the renter has THB 0. Over 5 years the loan balance is THB 600,000, so buying is ahead by THB 600,000.

A constant-rate model. Real home prices can fall and homes may not sell quickly. The home-loan tax deduction, taxes on sale, floating rates or refinancing, and non-financial values such as security of tenure or flexibility to move are excluded.

Frequently asked questions

Why does the renter invest?

For a fair comparison. The buyer builds equity through the home; the renter must actually invest the down payment and differences to build comparable wealth. If a renter spends the difference, renting usually falls behind.

Does the time horizon matter?

A lot. Purchase and selling costs are one-off. Over a short stay they are spread thinly, so renting often wins. Change the years to find where the result flips.

What home price change should I use?

Use a cautious assumption and test several values. Location and property type matter a lot, and some condominium markets may be flat or fall.
