Calculate Thai stamp duty on land or building leases, hire-of-work contracts, hire-purchase and loan agreements under the Revenue Department schedule, including fractions and the loan cap.
How it works
Under the stamp duty schedule, leases of land, buildings, other structures or rafts pay THB 1 for every THB 1,000 or part of rent and key money over the whole term; a lease with no term is treated as 3 years. Hire-of-work and hire-purchase contracts pay THB 1 per THB 1,000 or part. Loans and bank overdrafts pay THB 1 per THB 2,000 or part, up to THB 10,000.
Example: a THB 10,000 monthly lease for 12 months totals THB 120,000 rent, so duty is THB 120; THB 120,001 would be THB 121 because a part block counts. A THB 1,000,000 loan pays THB 500. A THB 30,000,000 loan works out at THB 15,000 but is capped at THB 10,000.
Covers only these four contract types. Surcharges for late or short payment are excluded, as are exemptions such as farm leases or members' loans from cooperatives. It does not decide which party bears the duty under your contract.
Frequently asked questions
Why does THB 1 over add THB 1 of duty?
The schedule charges for every THB 1,000 "or part of THB 1,000", so any remainder counts as another block.
How is a lease with no fixed term treated?
It is treated as 3 years, so enter 36 months.
Who must pay the duty?
The schedule names the liable party: the lessor for leases, the lender for loans and the contractor for hire of work, although the parties may agree who bears the cost.
