Work out the monthly common fee, the fee paid in advance and the sinking fund due on condominium transfer day, from the unit area and the per-square-metre rates set by the juristic person.
How it works
Monthly fee = unit area × rate per sq m per month. Advance fee = monthly fee × months collected. Sinking fund = unit area × fund rate per sq m. Transfer-day total = advance fee + sinking fund + other charges entered.
Example: a 35 sq m unit at THB 50 per sq m pays THB 1,750 a month. Twelve months in advance is THB 21,000 and a THB 500 per sq m sinking fund is THB 17,500, so THB 38,500 is due on transfer day.
Actual rates are set by the condominium juristic person and its regulations, and may use the ownership ratio instead of area or add other charges. Check the notice from the juristic person or developer before transfer day. Land Department transfer fees are excluded.
Frequently asked questions
How do the common fee and sinking fund differ?
The common fee pays for routine building upkeep. The sinking fund is a reserve for major repairs or emergencies, usually collected once when a new owner takes over the unit.
Does a resale buyer pay the sinking fund again?
It depends on the building regulations; some do not collect it again. Enter 0 if the juristic person confirms. Check the common-fee clearance letter before transfer.
Which area should I use?
Use the unit area on the condominium title deed or the juristic person's notice, which can differ from advertised areas.
