Thai banks decide how much you can borrow primarily from one ratio: total monthly repayments against monthly income. This calculator works backwards from that rule to the loan amount, and then to the property price it puts within reach given your deposit.
For foreign buyers, treat this as the arithmetic rather than the whole picture. Thai banks lend to foreigners far more selectively — typically requiring a work permit, documented income earned in Thailand, and a larger deposit, and often restricting lending to condominium units. Work out the numbers here, then find out early whether a lender will actually consider you.
How it works
The debt-to-income rule. Banks require your total monthly repayments — the new loan plus everything you already pay — to stay within a set share of income. 40% is the usual standard. Some lenders apply 30% at lower incomes, or allow up to 50% for high earners.
The calculation runs backwards. First find the maximum monthly payment: income multiplied by the ratio, less your existing repayments. Then reverse the standard loan payment formula to find the loan amount that produces exactly that payment at your rate and term.
Existing debt reduces capacity more than people expect. Every 1,000 baht a month of existing repayment removes roughly 165,000 baht of borrowing capacity on a 30-year loan at 6%. Clearing a car loan or credit card balance before applying can be worth far more than the balance itself.
Term and age interact. Banks generally require the borrower’s age plus the loan term to stay within 65 to 70 years. Someone aged 45 is therefore limited to a 20 to 25 year term, which reduces their capacity relative to a younger applicant on the same income. Add to this that a long-stay visa with limited remaining validity can itself shorten the term a lender will offer a foreign borrower.
What this does not account for. Banks also weigh your credit bureau record, how stable your occupation is, length of employment, the type of employment contract, and the appraised value of the property, which caps the loan regardless of your income. Self-employed applicants typically receive lower limits than salaried employees on identical income.
Frequently asked questions
How much can I borrow on a 40,000 baht salary?
At the standard 40% ratio, repayments could reach 16,000 baht a month, which on a 30-year loan at 6% supports borrowing of roughly 2.7 million baht. Existing debt reduces that directly — 5,000 baht a month of other repayments cuts the capacity by around 830,000 baht.
Can a foreigner borrow to buy property in Thailand?
It is possible but considerably harder. Banks that lend to foreigners generally require a work permit, income earned and documented in Thailand, and a larger deposit, and several restrict lending to condominium units, which are the properties a foreigner can own outright. A few international lenders operate on different terms. Establish what is available to you before setting a budget around a monthly payment.
Does adding a co-borrower help?
Substantially, because both incomes count towards the ratio. Bear in mind that a co-borrower is jointly liable for the full debt, and that their own existing repayments are counted as well, which can offset the benefit.
Why did the bank approve less than this?
This calculation covers the income ratio only. Banks also assess your credit bureau record, occupational stability, length of employment and contract type, and they cap the loan at a percentage of the property’s appraised value — which is often what actually limits the amount. Self-employed applicants generally receive less than salaried ones on the same income.
